As the owner of a home, many people find it very difficult to maintain objectivity about the value of their home. As a REALTOR, it is easier for me to be objective in providing a market range based on your home's unique attributes in it's neighborhood.  Pricing is as much an art as a science and is an area where we will work together, taking into consideration your selling objectives and goals.

In addition to your home's location, condition, size and  local market conditions have an influence on listing and selling prices. After preparation of a Comparative Market Analysis (CMA), showing prices for competing properties as well as recent sales and homes under contract, we'll analyze the numbers to choose a fair market value that will meet your goals.

Diane's Tip:

"I can always come down" is not a good strategy for getting the highest and best price in the shortest time. If your home is overpriced and stays on the market too long, potential buyers may think that something is wrong with it and you may end up selling it for less than what you could have gotten if you had started out with a more realistic asking price.
