Getting Ready to Sell?

Sellers need to be aware that there are some agents who will promise the world to get a listing. If that's what you want, then I won't be the right REALTOR® for you.

It's really very simple - I don't want to merely list your house (anyone can do that) - I want it SOLD for the best price and terms and with as little inconvenience to you. While I may not ultimately be the agent who sells the home, if you list your home with me, I guarantee that my marketing efforts will be the reason for the sale.

You don't even have to clean the house! If you are closer to selling, however, Ill be happy to visit - that way I can give you a more precise, realistic and accurate price range.

Be Careful What You Say (and To Whom You Say It!)

Until you've hired a REALTOR® to act as your fiduciary and promote your best interests and especially as you interview REALTORS® or talk about the sale of your home with anyone (including neighbors and potential buyers), try to avoid discussing the following information:

  • Reason for selling (especially divorce, loss of job or financial difficulties)
  • Motivation or urgency to sell
  • Willingness to consider offer other than listing price
  • Terms under which you'd sell
  • Relocation timing, buy out provisions, if applicable
    Items of personal property you might consider including in the sale price
  • Any confidential information that might disclose your later negotiating strategy, especially your "bottom-line" sales price

Remember, the agents you DO NOT hire have no fiduciary relationship with you and will use what you tell them (that you may believe was said in confidence), if they bring a buyer later.
 

Important Note:

None of the above relates to Seller disclosure concerning any material facts about the home which is required by law in written format when you list your home. Disclosure of any material fact relative to your home *is* important for buyer and seller alike to be protected from unforeseen problems.
