Diane's Rules
To help you understand the way the way I work, I've compiled a list of suggestions - some of
which may or may not apply to your situation.
Please understand that these suggestions are meant only to enhance our
ability to communicate - for in order to find your dream home, we need
to be a team! I need to hear the good, the bad and the ugly!
Usually we'll tour together but if I’m running an Open
House or otherwise unavailable to tour with you, feel free to
preview properties during Sunday open houses. If you should
see an interesting Open House, be
sure to give my business card to the Seller’s agent and let them
know you are working with me. I’ll be happy to give you some
additional business cards to use as “Guest Passes” to avoid any
sales pressure. (Remember the agent at an open house generally is
the sellers’ fiduciary so don’t say too much – especially if you
really like it!)
Appointment Reminder: I’ll normally contact you a day
or two before our scheduled appointment as a reminder. Should you
need to cancel the appointment, please give as much notice as
possible. Last minute cancellations affect several people’s
schedules and since most sellers really do try to be sure their
property shows well, notice is appreciated.
Driving One Car:
When we look at properties, we will
normally go together in one car – this way we can discuss any
questions or comments, you’ll get the “tour” of key places along the
route and I’ll be able to get your immediate feedback on each
property. Generally, if I don't pick you up, we’ll meet at a
mutually convenient location
and head out together.
Comfort: I want you to be as comfortable as possible when
viewing homes, so please wear comfortable clothing. Since many
sellers request that shoes be removed in the entry, if you are
uncomfortable in stocking or bare feet, feel free to bring slippers.
Property Information Sheet: I’ll give you an information
sheet for every property we look at but I suggest you only keep and
take notes on those that really interested (“what I liked”, “what
needs work” etc). That way, you won’t be confused at the end of the
day. If you have email, you are also welcome to take photos with my
digital camera. I’ll email them back to you. Hopefully this will
assist you in remembering the properties you’ve seen.
Comments and Feedback: If no one is at the property
during our showing, feel free to make comments, positive or
negative. In fact, I need this dialogue, but if someone is at the
property, hold off until we are in the car or away from the property
before commenting.
What We'll See: I preview several properties a week and
know neighborhoods and values well. I’ll only show you properties
that fit your financial parameters and your individual needs and
taste. Of course, should you see something outside those parameters
that you find interesting, we can always look at that too!
How
Long It Should Take:
Generally speaking, if I’ve listened
and done my job well, we should look at no more than half a dozen
properties before we locate one that interests you enough to make an
offer. This is why your feedback is SO essential to the process! I
am constantly fine-tuning your property requirements! I’ll
continually ask you to compare and contrast properties we’ve seen to
help you hone in on what you really want and need.
When We Find the Right Home:
When we locate the right
property for you, be aware that the property will most likely not
match ALL your needs and wants. No home is perfect and our goal is
to locate the property that best fits. Once we’ve located that
property, we should submit an offer as soon as possible. So many
times when a buyer wants to “sleep on it”, the property ends up
already sold. Don’t let that happen to you!
