First-time buyers have lots to learn but even if you’re a seasoned homebuyer, the rules have changed in the last few years!

I’ve written and gathered the information in this e-book to explain the process of buying a home today in Ohio. When we meet face-to-face, I'll provide you with copies of various documents and procedures we’ll see during the buying process. If something isn’t clear, ask questions and because this book is a work in progress, please let me know if I’ve missed something you find important.

As a full-time professional REALTOR®, my job is help you to find your dream home. As your Buyer's agent, I become your "fiduciary" - I promise to uphold your best interests, keep your confidences and help you obtain that dream for the best possible terms and price. In virtually all cases, fees due to me will be paid by the seller, but what's most important is that I then work with and for you.

It is important that you get pre-approved for a mortgage. I'll provide you with a "Consumer's Guide to Agency" and I'll ask you to sign an Ohio-mandated receipt form acknowledging that you've received the guide. Its Ohio's law and it exists primarily to insure honesty and fair play to all parties. I play fair always with everyone since my personal ethics are subject to the scrutiny of a Higher Power!  :-)

Buyers sometimes believe that it's in their best interest to work with several REALTORS® and nothing above prevents that; however, the premise is flawed. If you see homes with several agents, none get to really know your wants and needs well enough and you risk being relegated to a "back burner" by all of them.

It's in your best interest to work closely with one person, someone you trust. If we work well together, and if we are both comfortable with each other, I will ask you to choose me as your exclusive agent so I can then fully devote myself to finding your dream! Buyers rarely pay my commission so the cost is the same; the benefit is finding your Dream home before someone else does!
